Demolishing an NBN connected property, what you need to know/do beforehand

If your one of the lucky ones who has their house connected with NBN, you need to safeguard the NBN assets and infrastructure not only because there are long queues for connections, but also because they are protected by law and are the property of NBN.
As a general rule, NBN assets and infrastructure connected to any property should be safely removed by an authorised personal from NBN before undergoing any demolition activities, to avoid costly fees for repairs, replacement and lengthy reconnection delays.


Single Dwelling Demolition and Rebuild

Demolishing an exisiting dwelling and putting up a single new one, than you will need to arrange for the safe removal of your NBN assets and infrastructure to avoid damages, added costs for replacement, and service reconnection delays. Although, the rebuild will be a new one, the address will still remain unchanged. So for the purposes of the NBN connection, it is not a New Development that would require the New Development Application submission as the address already existed and is connected. The NBN infrastructure already connected to your dwelling pre-demolition, needs to be saved so that it can be added back to your newly built single dwelling.


Single Dwelling Demolition and Duplex or Multi-Unit Rebuild

Demolition of a single dwelling and rebuild into a duplex or multi-unit complex, should also have any existing NBN assets or infrastructure safely removed to avoid added charges for damaged or missing NBN assets. Generally anytime a single dwelling is knocked down and rebuilt into more than one, would need to also be included as part of the NBN New Development application. The infrastructure that connected to the old single dwelling maybe unsuitable for the position of the new unit on its subdivided property. The infrastructure for each unit needs to be within its own property boundary and cannot cross the neighbouring duplex boundary.

A New Development application with a fee of $600/unit will need to be submitted to service the new duplex. The application will require an NBN service plan design for the duplex or multi-unit complex, and should be submitted at least 6 months prior to the occupancy date to ensure it is ready for service. Choosing an NBN trained supplier to design and construct the service plan will fast track the application process, ensure it is built right the first time to standard, avoid added site inspection fees, and avoid unnecessary remediation costs.
